Newtonbrook East is on the North end of North York Toronto, neighbouring Markham. The community is home to Finch Bus Terminal, which links York Region Transit Line, Toronto Transit Commission Line, GO bus and Finch Subway Stations.

Community Overview

The community of Newtonbrook East runs from Yonge Street Road on the West to Finch Avenue in the south, Bayview Avenue on the East, and Steeles Avenue in the north. Newtonbrook East is a highly diversified community; the mother tone of around 72% of residents is not in English.

1. Housing:

This part of North York is mixed with bungalows, split-level and 2-storey houses, while the original residential real estate construction started in 1950. About 50% of housing was completed before 1980, and another 37% was completed between 1981 and 2000. Most housing stocks are detached home sitting on an extensive front lot. In recent years, many elder houses have been gradually transformed into custom-built modern homes. Over 10 high-rise condominium buildings are clustered around Finch Bus Terminal at the intersection of Yonge Street and Finch Avenue, adding population density in this neighbourhood. It is relatively more straightforward for the renters to find a suitable living option in this community; around 35% of residents are renting here.

From MLS listings, in the past 90 days, Newtonbrook East Toronto sold 18 detached houses on average of $1,995,128; 26 condos on average of $652,439.

2. Demographic:

A substantial number of Chinese immigrants live in Newtonbrook east, followed by Persian, Korean, Filipino and Russian. Residents with a university degree or higher account for 60% of the population. The community also saw a higher than an average number of young adults aged between 20 and 34 living with parents.

3. Transportation:

Around 41% of residents travel by public transit, higher than Toronto's average. Finch bus terminal, located at the southwest corner of the community, offers 10 TTC bus lines, 11 YRT bus lines, and 19 GO bus lines. Furthermore, the Nearby Finch subway station connects the central transit system to downtown Toronto. Car commuters can drive onto highway 401 less than 2 km from the community. Highway 401 has two entries at both Yonge Street and Bayview Avenue.

4. Recreation:

Newtonbrook East has several small parks scattered throughout the community. Newtonbrook Park, Maxome Park, Wedgewood Park, Lilian Park, Silverview Park Centre Park, and Caswell Park offer Walking trails, kids' playgrounds, soccer fields, baseball diamonds, basketball courts, and tennis courts. The Willowdale off-leash dog park allows dog owners to unleash their dogs in a controlled environment. Right next to the dog park is the Bayview Arena, which has an indoor ice rink, an auditorium, and an outdoor bike park.

5. Shopping:

There are abundant shops in and near Newtonbrook East. Centerpoint Mall is located at the Northwest corner of the community, with over a hundred stores, including Hudson Bays, No Frills, Beer Store, Tim Horton, Canadian Tire, Canada Computers & Electronics, and numerous restaurants, banks and telecom stores. Along Yonge Street, there are several Persian groceries and Korean restaurants. Moreover, east of Bayview Avenue, close to Cummer Avenue, Bayview-Cummer Shopping Centre is a small shopping center featuring restaurants, Banks, and service stores. A Loblaw supermarket can also be found nearby the shopping center.

6. Schools:

The Finch Hydro Corridor is a border dividing school zones. Lillian Public School covering the community north and Finch Public School covering the south are two elementary schools serving students from GK to grade 5. For high school admitting students from grades 9 to 12, Newtonbrook Secondary School covers the community north, and Earl Haig Secondary School covers the south. Cummer Valley Middle School is the only middle school that receives students from Grade 6 to Grade 8. Earl Haig Secondary School ranks top 21 over 739 high schools in Ontario. Besides the Collegiate Program that offers high-quality academic learning, Earl Haig Secondary School also has the Claude Watson Arts Program presenting students with enriched art education in Dance, Drama, Music, Film Arts and Visual Arts. It is worth noting that though the Earl Haig Secondary School zone covers an extensive area of North York, there are exceptions of several residences close by Yonge Street, Finch Avenue, Bayview Avenue and Sheppard Avenue, which belong to different high school zone.
